Brixton... Jan. 29th, 2006 03:35 pm
I spent most of yesterday wandering around Kennington, Stockwell, North Clapham and Brixton looking for letting agencies and getting a feel for the areas (and sore feet). All pleasant areas, I think, although Brixton currently tops my list (it's most lively and has lowest prices, and reminds me of Walthamstow). North Clapham feels rather like Leytonstone, Stockwell *slightly* less comfortable (partly enviromnent, partly the de Menezes memorial) and Kennington's a bit pricy and not as well connected for work.

Looking at http://www.findaproperty.co.uk/ (and talking to agencies) it seems I can get a 1-bed place in Brixton from about £700 to £900 pcm; quoted journey time to HSK is 25-30 minutes (compared to 40 or from Leytonstone tube). Getting within 1/2 mile would be useful to cut time off the walking part of the journey (current walking part this end is about 0.7miles, 0.4 by crow).

The next trick, of course, is finding the places, getting to see them, choosing one and moving. This is going to require a bit of time, probably during the week - so I'll need to get some time off work.

Anyway, after the hike (and it was a good day for it) I headed over to thekumquat and conflux house-warming. Great place, but the railway links confused me somewhat... It was great to catch up with people again (and thaw out!) and it reminded me of another good reason to move down there.

Didn't make it to gaming today (didn't get out of the house anywhere near early enough) so, having takne another look at available property, I'm going to get on with tidying this place somewhat so it's read for the Landlord to show people round (and so I can get rid of a lot of my junk!)

and lo, they did reply...

further out than any of your target areas (zone 4) but i thought i would throw it into the mix just in case.
i have a 1bed flat in thornton heath which i want to rent out at around £600-£650/cm (i've been very crap at sorting out the legalities thus far). not on the tube but 10mins walk from the train & then 25mins into victoria. yell if you have any interest & i'll dig out some more info.

Here via d_floorlandmine. I've lived in Brixton (near the Academy) since 1995 and I like it a lot. It's a vibrant place, and the market is superb. It has it's problems like most of London though. Pleased to answer any questions if you have any.

I know it's not high on many peoples list, but Penge is pretty good - it's getting the tube in a couple of years and we have two main lines into town (Victoria and London Bridge) within 1/2 mile.

The rooms/flats I'm seeing advertised are cheaper than quoted above (about 300 - 400 pcm).

If you can cope being zone 4 and off the tube it's a good spot - for some reason Penge East station has trains until about 1:30 and a train every 30 minutes at off peak times...

Findaproperty was good, it's how I found the place in vauxhall that I currently live in. I'm a fan of vauxhall/kennington area, prices seem to vary wildly around here...

Hey, welcome to the South London posse. I'm Streatham based now, but have lived in Stockwell and Elephant. Let me know if you need location advice and moving help.
